Home inspections by a licensed professional engineer
Before you buy or list a house, townhouse or condominium unit, get an inspection that explains not only what is wrong but why, how urgent it is, and what it is likely to cost.
What we look at
- Foundation and structure, including signs of movement, cracking and moisture in the basement or crawl space
- Roof coverings, flashings and drainage
- Exterior walls, cladding, windows and doors
- Attic insulation, ventilation and signs of condensation
- Grading and water management around the building
- The visible condition of major systems, such as heating, cooling, plumbing and electrical
What you receive
- A plain-language summary that a buyer can read in minutes
- A photo-supported report organized by priority: safety and structural items first, then repairs that can wait
- An explanation of the likely cause behind each major finding, so repairs fix the problem and not just the symptom
- Rough cost ranges for major repairs where they can reasonably be given
- A call or email follow-up to answer questions after you have read the report
Why an engineer
Most problems in a house come down to water, heat or movement. Dhruv Shah, P.Eng. has investigated leaks, envelope failures and concrete deterioration in occupied buildings, and brings that building science background to every home inspection.
For condominium units, we can also look at how the unit relates to the building around it, such as balconies, windows and the corporation's reserve fund position.
Who it is for
- Buyers who want to understand a property before the condition period ends
- Sellers who want to find problems before listing, so there are no surprises in negotiation
- Realtors who need a dependable inspector for their clients; see priority scheduling
- Owners who want a baseline of the home's condition
What an inspection can and cannot show
A home inspection is a visual, non-invasive review of the areas that are accessible on the day. It cannot see inside walls, under finished floors or behind stored belongings, and it does not predict future failures. The inspection agreement sets out the exact scope.
